In a time when so many are challenged in the job markets and with their real estate investments, Kerry Mitchell, President of Green Real Estate Education endorses energy audits as mandatory for home sales. “We need a new spark that will be sustainable for the real estate industry. Current tax incentives will cause problems once they expire. Energy audits will offer buyers a new measure for a purchase.” Mitchell says this may not be welcomed right away by practitioners , but in the long haul, this will cause a positive shift in market transformation for the industry. “We have been training in our courses since 2006, that the MLS in each city needs to incorporate green attributes, certifications and energy audit processes in their search criteria.” Mitchell says when consumers renovate their homes with healthier and more energy efficient products, agents and appraisers can use the data for higher valuations. According to the Earth Advantage Institute (EAI), the nonprofit provider of the Earth Advantage New Homes green building program based in Portland, Ore., says this is the second of their ten trends that will emerge in green building 2010. “Energy agencies and municipalities around the country may seek to mandate energy performance labeling for homes and other buildings that would be made publicly available through the Multiple Listing Service (MLS), providing an easier method for comparing buildings and homes and possibly spurring owners to make energy improvements to increase resale value.” Green Building is here to stay says Mitchell, and she reminds us of the 1950’s when air conditioning was slow to be widely accepted. “Even though our neighbors had central air, my parents ignored the new innovation feeling it was a “fad” but when we tried to sell our home, it was more difficult. This is the same effect green renovations will have on markets” Kerry Mitchell is the founder of Green Real Estate Education, which is on target to educate more than 20,000 real estate professionals in going green by 2011.
