Ronnie proclaimed a visible decline in interest and sales and predicted a downturn in August 2006 when it appeared prices were not rising anymore and a top had been reached, sellers wanted to sell but buyers wouldn't continue to pay the rising prices and everything was starting to stall like an airplane that kept climbing until it ranout of air....
By August 2007 it was crystal clear, the market was starting to decline slightly. By winter of 2007 the slide had begun full scale and by mid 2008 the entire market was on its way to a bottomless pit....EVERYBODY wanted to sell but who would want to buy anything when prices were falling like a rock? Ronnie Tumlin has refused to predict when the market would stop sinking throughout 2008 and 2009 predicting that the bottom would not be reached until we saw the exact reverse of what happened at the top in summer of 2006. This is strictly an opinion, but I believe we are seeing the first signs that will implicate a bottom has been reached. There are buyers out there wanting to buy condos at Crescent Beach and they are making offers....they have quit whining about the prices, they think the asking prices are reasonable and they believe the market has leveled....and at the same time the sellers are getting nervous about letting go for the first time in three years...sellers are declining offers that are totally reasonable. Is it a stalemate? It appears so from our perspective. We know personally of 5 potential sales that have stalled in the past 30 days, sellers refusing offers at 10% below asking prices believing they are priced at the bottom with their asking prices and buyers refusing to pay the listed prices. (Buyers paid asking price time after time from 2000-2006) Ronnie Tumlin is now prepared to go out on the limb and say "The slide is over"...we are at a bottom. Why haven't you read about it in the papers or seen it on TV? Simple, papers only report what happened yesterday they are never on the leading edge of what is really going on in the world. Same with TV when it comes to analysis. They have no clue what the market is doing they can only report after the fact.
